Manchester property boom shows no sign of slowing

The booming housing market in Manchester is showing no signs of slowing down any time soon – according to one of the country’s leading property firms as reported by thebusinessdesk.com

The residential team at JLL says it sold 141 homes in the city centre in the first quarter of the year, a 200 per cent year-on-year increase.

And the firm says the increase in sales is a result of the continued high levels of demand for homes in the city from both owner occupiers and buy-to-let investors.

Activity in the city centre’s resale market is also showing continued momentum, according to the consultant’s figures – with homes receiving multiple offers and 98 per cent achieving asking price.

The news follows the release of JLL’s 2018 house price growth predictions for Manchester city centre in February. The consultant has forecast that average house prices in Manchester will rise by 6.5 per cent over the year – with 22.8 per cent growth expected by 2022.

Stephen Hogg, lead director, regional residential at JLL, said: “The simple fact is that Manchester has seen the most consistently strong house price growth in the UK over the last five years. It has a similar supply issue to many areas across the country but higher levels of demand from both owner occupiers and investors.

“As well as driving house prices, this demand has been a catalyst for huge growth in build-to-rent development – a market where there’s also significant demand.

“While there are thousands of new units being built in the city, across different tenures, the city’s projected population growth and increasing graduate retention rate means we’re still some way off closing the gap between supply and demand.”

Manchester Airport Boosts Regional Growth

Nearly two million people passed through Manchester airport last month as passenger numbers grew by four per cent in March compared with the same month last year to confirm Manchester’s position as the UK’s third busiest airport and boosting regional growth.

March 2018 saw 1,988,233 passengers use the airport’s three terminals. That means 27,882,845 passengers have flown in and out of the airport during the last financial year – a 6.4% increase on full year 2016/17. Numbers are set to rise further this Summer, with the the introduction of new routes opening to Seattle with Thomas Cook Airlines, Florence with BA CityFlyer and Cagliari, Palermo and Ponta Delgada with Ryanair.

It’s a busy time at the airport as construction also gathers pace on the £1bn transformation and upgrade programme by a 700 people workforce which will see Terminal 2 more than double in size and includes building a new multi-storey car park and a new terminal link which should be in place for next year.

Manchester Airport is already one of the largest centres of employment in the North West with more than 22,000 people directly employed on site, supporting a further 48,000 jobs in the region. The airport is now looking to offer a further 600 job opportunities during the busy Summer months. As well as roles with Manchester Airport other major employers on site are also recruiting including Swissport, Boots,Thomas Cook Airlines and Jet2.com offering positions from pilots through to retail assistants.

Manchester’s long-haul catchment area places around 22 million people and 60% of all UK businesses within a two-hour drive time. With a booming local economy and increasing job prospects its no wonder that more people are looking to call Manchester “home”. This population growth in turn is creating a huge demand for new homes and is having a knock on effect. Construction activity in the North West has risen by 31% since 2016, according to a report by Turner & Townsend, making the region the UK’s fastest-growing market. Already construction output in the region was up by 30.7% in the first quarter of the year, compared with the second quarter of 2016, with activity growing ahead of the West Midlands at 27.8% and the South West at 27.2%.

This all makes positive reading for North West buy-to-let investors who are expected to see the best returns nationally for 2018. The upward trend of house prices and rents looks set to continue with JLL predicting that capital values in Manchester are set to rise by a further 6.5% in 2018 whilst rents will increase by 3.5%.

Manchester named one of the Best Cities in the World

Manchester has been named one of the best cities in the world for young people and students to live in according to the Millennial City Ranking, as reported by thebusinessdesk.com.

It is only the second time the list has been created and looks highlight global cities where digitally intuitive and entrepreneurial millennials are best choosing to make their home.

Out of 110 cities, Manchester made the top 10 list that looks at four main concerns for young people – does the city have available work, can young people afford to live a good life, is the city open and tolerant, and importantly, how fun is the city !

In the list, other factors such as internet speed, gender equality, start-up opportunities and progress in the work place were also taken into account to understand the best cities for young people in 2018.

Manchester scored particularly well when it comes to personal freedom and choice, tolerance, and, of course nightlife.

Manchester has also been named fourth most popular place for students to live in the world, behind London and the Australian cities Melbourne and Sydney, according to wwww.student.com whose research looked at 426 cities across the world.

The research found that students are willing to travel across the globe for higher education and 19% of students studying in the UK are from abroad. At full-time postgraduate level, 53% of students are from outside the UK.

Sir Richard Leese, leader of Manchester City Council, said: “We know that Manchester is popular with young people and the popularity and high-quality teaching at the city’s universities mean more and more graduates are choosing to remain in the city, find a job and lay their roots here.

Manchester on the International Stage

The development team have just returned this week from MIPIM (Le marché international des professionnels de l’immobilier), regarded as the world’s leading international property event.

Hosted in Cannes, in the South of France, with an intensive four day programme of networking events and conference sessions, this annual event attracted over 20,000 visitors bringing together architects, property developers, investors and other property service providers.

Standing alongside some of the most influential players from the property sector, the Forshaw team championed Greater Manchester through a comprehensive programme of events hosted at the “Manchester Pavilion”. Construction Update, Halo Apartments Manchester

Come hail or shine, construction work continues on our new build off plan Manchester city development. Notwithstanding the 30 hours of rain, 22 hours of high wind and 14 hours of frost this month, the metal frame and flooring to the 3rd floor is now complete and 35% complete to the 4th!

In China, it is still popular to name dogs Wàng Cái (旺财). It means “prosperous wealth”. Manchester boasts the largest China Town in the UK outside London and given Manchester’s flourishing relationship with China this bodes well for 2018. Chinese investors alone are now involved in over £3bn of development across the city.

In recent weeks the Manchester’s relationship with China and its twin city Wuhan has been further cemented through educational links. Manchester’s Chinese student population is growing at double the UK average as The University of Manchester places China at the head of its international programme. Earlier this month, Theresa May’s official visit to China included the launch of the Manchester-China Institute, a major centre for China studies, cementing relationships with Manchester University and Peking University Health Science Centre.

Last November, the positive economic impact of the introduction of two new direct flight services from Manchester to Beijing highlighted the benefits for Manchester and the Northern Powerhouse region. UK exports from Manchester Airport have increased 265 per cent to £200m per month and Manchester’s inward investment pipeline has doubled in the last 12 months.

This all has had a knock on effect for the local property market. Online property portals report that Chinese enquiries for Manchester property continues to increase as enthusiasm for the Northern Powerhouse continues to grow. Manchesters’s property market is the third most valuable in the country, according to a new study and in further research of the top 20 cities in the UK, Hometrack found that houses in the city are worth a total of £133bn. According to property advisors JLL, house prices in the North West will increase by 18.1 per cent in the next five years with growth in the region outpacing the rest of the UK.

All on track at Halo !

Our site at Simpson St, Manchester is once again in full swing after the Christmas break as we are now enter week 40 of the 82 week programme.
The basement is now complete and the concrete frame has been extended to the ground floor level.

Metal frame and flooring to the first floor level is 80% complete and brickwork infill to the ground floor has been finished. Work now continues on the steel frame erection and frame panels and concrete infill to piles.

Construction is now well underway at Halo, Forshaw’s new development of 66 apartments on Simpson St in Manchester’s NOMA neighbourhood.

Bardsley Construction Ltd, the main contractor for the scheme undertook site clearance works in March and the perimeter piled wall that will form the basement car park is currently being constructed. Following this the basement area will be excavated in readiness for the steel frame to be erected later in the summer. Construction continues on programme for the target completion of late summer 2018.

We’re extremely proud to announce that Queen’s Brewery, our conversion of the former Grade II Listed Hydes Brewery, has been shortlisted for the 2017 North West RICS Awards in the Conservation project category. Bardsley to Construct Halo Apartments

Forshaw are delighted to confirm that Bardsley Construction have been appointed as contractor on our Halo Apartments development in Manchester City centre. Following a two-stage tender process, two contractors were selected to progress to the second stage from the initial bids received. Having worked closely with them throughout the tender process and technical design stage we were impressed by both Contractor’s approach to collaborative working and input into the scheme. Ultimately however we selected Bardsley on the basis of their competitive pricing, programme planning and overall proposals and look forward to them delivering a successful project on our behalf.

Award Winning Queen’s Brewery

We’re absolutely delighted to be the recipient of the 2016 International Property Awards for the “Best Residential Development in Manchester” and a ‘Highly Commended’ award in the UK Residential Renovation/Redevelopment category for our development at The Queen’s Brewery, the conversion of the former Hyde’s Brewery premises, a Grade II listed Victorian building constructed in 1861.
