Planning Submitted – City View, Salford

We are excited to announce that a full planning application has been submitted for a revised scheme for our site at Derwent St, Salford.  The revised scheme has been designed by award winning architects John Matthews and will contain 160 apartments in a stunning building over 17 floors. 

Other amenities include a gymnasium, residents lounge, co working space and terrace overlooking the River Irwell.  Our friends at DOMIS Construction have been appointed to deliver scheme and aim to be on site by April this year


Introducing Forshaw Construction Ltd

We are excited to announce the introduction of Forshaw Construction Ltd which has been created to deliver development projects on behalf of parent company Forshaw Land & Property Group and selected key partners.  The new company is based at our head offices in Bolton but will undertake construction projects throughout the Northwest.

Historically, Forshaw Group have outsourced much of the construction to trusted main contractors.  However, we have now taken the step deliver more projects “in house” driving better value and quality for the group and our valued clients.

Growing population in Manchester: need for more homes

Manchester, Leeds and Liverpool have all seen significant housing supply shortfalls in the face of an increase in demand from people wishing to live in the core city centres. And as result of political headwinds, the growth story may be somewhat stifled.

However, looking forward, the prospects for the major urban markets within Northern England are positive. As a recent report from JLL shows, Manchester, Leeds and Liverpool to all see price and rental growth over the next five years to be above the UK average.

In recent years Manchester City Centre has established itself as the most significant residential market in the UK with more than £1.6bn invested over the past 24 months in new purpose built private rental developments in the city centre, mainly on a forward funding basis.

A total of c. 5,600 purpose built private rental units are now under construction making Manchester by far the largest multifamily rental market outside London. While the sheer weight of residential development is impressive the growing importance of the city centre in meeting Greater Manchester’s overall housing need cannot be understated. The new Greater Manchester Spatial Framework – the region’s first ever blueprint for long term development – stipulates that brownfield sites in the city centre should provide for 50,000 new apartments over the next 20 years, a quarter of all projected housing need across the metropolitan county. Given that around 25% of the current 30,000-unit city centre pipeline is yet to get planning permission, supply is on course to meet demand for the first decade of the 20 year GMSF plan.

In the more immediate term Manchester has seen some significant economic wins which have boosted demand for city centre housing. In 2018, a total of 500,000 sq ft of office space was let in three standout deals to Amazon, Booking.com and HMRC.

JLL estimates that currently up to 3,000 units are needed per year for a growing city centre population expected to rise from 55,000 currently to 100,000 by 2026. And given that delivery in the last five years has averaged less than 1,000 new units per annum, a ramp up in supply is long overdue.

House price and rental growth in 2018 was more in line with the rest of the country following considerable growth in recent years. The price of a two bedroom city centre apartment increased by 2% and with supply becoming more closely aligned to demand, JLL expects price growth of 3% pa over the next five years compared with a national average of 2.2% pa. Rental growth in Manchester is forecast to average 3.1% pa compared with 2.4% pa across the UK.

It’s great to see activity on our River Plaza, Manchester site this week with the initial site investigation underway to formulate the remediation strategy prior to the construction phase commencing.

Site engineers will be logging soils and rock and taking appropriate samples for analysis, in preparation of an appropriate Construction Phase Plan, Method Statement and Risk Assessments.

Construction Update, The Warehouse

Initial ground works with site investigations have started at “The Warehouse” to kick off our off-plan riverside residential project, “The Warehouse”.

It’s always gives any developer a sense of pride to see the first digger arriving to move the project off the drawing board to seeing activity and progress on site.

We are waiting on the The Local Authority to grant permission to demolish the existing building which we are expecting in the New Year and which will trigger the commencement of remediation and ground works in earnest during Q1 2019.

In the meantime, exploratory investigations for the siting of the pilings for the foundations have been undertaken which meant a lot of men in hi-vis jackets staring into holes !

Victoria House, New Development Announced !

Our latest development project, Victoria House, Manchester was announced this week at a public consultation. The feedback proved very positive from the attendees who saw it in context of a master plan for regeneration of a wider city area.

The new 23-storey building will comprise 158 one, two and three bedroom homes. There will be communal roof space and a variety of residential amenities including a gym, community room and dining areas. There will also be ground floor retail units set back from the road and cycle parking.

The site is located within the emerging Portugal Street East and HS2 Manchester Piccadilly Stategic Regeneration Framework (SRF). This means that there are plans for the wider regeneration of the area and this development will contribute to these plans. As part of the plans, Forshaw Land and Property Group, alongside other landowners, will be making a significant financial contribution to the development of new public realm within the Portugal Street East SRF. The vision is to revitalise the area and create a new neighbourhood with a new feel and sense of place.

The Square which will sit adjacent to the Victoria House site will be a pedestrian area around a central lawn and planted trees and active frontages. The Green will form a central focus to the neighbourhood and will sit to the south. This will be a communal park with seating and natural play areas. The Avenue which will provide a pedestrian route through the emerging neighbourhood will be tree lined with additional seating. These plans will be subject to a separate planning application which has already been subject to an online public consultation.

Construction Update, Halo Apartments

Construction on Halo, our Manchester city residential development in Ancoats, is progressing well with the crane now dismantled as we have reached the top floor and roofing is all in place.

Solar panels have been installed on the roof to cut our carbon footprint, as a responsible property developer to generate a green, renewable source of energy along with the added benefit of reducing electricity bills for owners and tenants.

However, as a result of an independent review of building and fire safety regulations across the UK in response to the fatal Grenfell Tower blaze, we have been required to upgrade and install new fire prevention precautions at Halo.

The required works included removing all the ceilings and fire guarding all the service ducting. All windows had to removed and upgraded fire resistant window board surrounds installed.

A lot of hard word and overtime by the team on site now means 90% of the windows have now been reinstalled with the required boarding surrounds and 80% of the zinc cladding is now in place.

The first electrical fix is now complete along with 100% of the brickwork. The fittings are in place ready for the installation of the glass balconies.

This extra fire prevention work has resulted in a slight delay to the scheduled completion and we now are looking at an expected delivery mid November.

We thank owners for their patience but are sure they will appreciate the necessity and that a slight delay is a small price to pay for the longer term security for their property and above all the safety of the occupants.


Manchester Registers Highest Annual Price Growth

The Hometrack UK Cities House Price Index June issue, has highlighted Manchester as the UK’s city with the highest year-on-year house price growth rate of 7.4%, followed by Liverpool (7.2%), Birmingham (6.8%) and Leicester (6.5%).

It comes as no surprise that Manchester also has the lowest level of discounting (2.2%) across England and Wales as prices remain on the upward curve.

Added to this, a recent report from GoCompare identifies Manchester as the best place to be a landlord in the UK, as the city records the highest average rental yields and highest rental market growth. Other notable figures from the report include :

# UK city house price inflation 4.6% year on year ranging from +7.6% to -2.8%.

# 3-month growth rate in London increases as sellers become more realistic on pricing. The discounts from asking prices in London are narrowing which is a positive for sales volumes.

# Manchester has the lowest level of price discounting and the highest annual growth rate.

The report goes on to say that they expect current trends to continue into the second half of 2018 as housing market forces continue to play out against the backdrop of rising employment and low mortgage rates. The main risks on the horizon are the timing and scale of any increase in mortgage rates and how the BREXIT negotiations unfold in the coming months and in the run up to March 2019. Unveil Manchester’s Northern Gateway

A detailed vision for the Northern Gateway project, a residential-led development programme that will see 15,000 new homes in the next 15-20 years, is being considered by Manchester City Council Executive later this week.

The draft Strategic Regeneration Framework (SRF) sets out eight clear core objectives for the regeneration programme and will be a template for development planning over the next decade, driving the ambitions of the Northern Gateway reports TheBusinessDesk.com.

At 155 hectares, it is one of the largest residential-led regeneration projects in the UK. A key theme of the Gateway is a unique city river park connecting seven new and emerging neighbourhoods through high quality open green spaces and public squares.

The ambitious green space will stretch from Angel Meadow through to Collyhurst with the intention of attracting a wide range of biodiversity, while celebrating the existing architectural features of the valley, including Manchester’s Victorian railway arches.

Focus on Queens Brewery

The Queen’s Brewery is a stunning Grade II-listed residential conversion of a former brewery in Manchester, which has both substantial historical and architectural significance. Manchester Best Performing Regional City

Manchester has been ranked as the best performing city in the UK, outside of London,for attracting foreign direct investment projects (FDI) reports the businessdesk.com

There were 45 FDI projects in 2017 and 43% of those were in the North West. The North West recorded its highest number of FDI projects over the past decade, with a 17% increase in projects in 2017 compared to the previous year – up from 90 to 105.

The region gained the third largest number of projects in the UK, behind London (459) and Scotland (116), according to EY’s 2018 UK Attractiveness Survey.

The number of jobs secured by investments in the North West region in 2017 has more than doubled compared to the previous year (from 3,498 to 7,035) and marks the highest number of jobs secured in the region this decade.

The leading sector in the North West in 2017 was digital – also the leading sector for the UK as a whole. Digital projects across the region accounted for 19 projects in 2017 – a rise of 19% on 2016. The second most popular sector in the North West was business services, with 13 projects in 2017.

Manchester continued to dominate the North West in terms of attracting FDI with 45 projects in 2017, up by 2% on 2016 to remain firmly on the international stage and hub of the “The Northern Powerhouse”.

Bank to bring 300 jobs to Manchester city centre

Manchester is attracting more internationally recognised companies as Swedish bank Handelsbanken announces that it will create 300 new jobs when it opens a new office in the city centre later this year at 101 Barbirolli Square.

The bank, which has a nationwide network of 208 branches and will occupy the 1st, 2nd and 3rd floors of the building which has just undergone an extensive £6m refurbishment programme. The Manchester headquarters will provide Handelsbanken with offices with room for future growth for its UK operations and a base to further expand its northern regional Head Office.

The bank is a great addition to the Manchester city centre in terms of employment and will open up a huge pool of talent, from University graduates for its contact centre to some of the most experienced financial and technical professionals who also want to be based in a central location.

Manchester is being transformed enjoying a period of rapid regeneration that has seen population and jobs growth far exceed that of London since the turn of the century. When measured by a combination of jobs and population increase, Manchester had seen the fastest city centre growth in England and Wales in the period 2002-2015, followed closely by Leeds, Birmingham and Liverpool. London was in 20th position.

Construction Latest, Halo Apartments

Construction on our Manchester city residential development, Halo, is progressing well with contractors confident for formal completion in October. The external brickwork to the apartments in Simpson Street is now 98% finished, windows 90% and roof 90%.
